The beach is about a 2 minute walk or you can rent a golf cart from a few places in our area. You will need a car if your looking to go into town, the Strand, Moody Gardens or Schlitterbahn.

We have a digital access lock for entry into the house. Your door code will be provided the morning of check in.
It will be activated in the afternoon just before 4 pm check-in time.
Just press the name "Schlage" part of the lock and then enter your code. The door will automatically unlock for you.
For your protection we no longer allow portable BBQ pits, fire pits or any open flame devices on the deck above. There is a charcoal grill in the yard for your use. Please bring your own supplies.
Smoking or vaping is not allowed in the house or on the upper deck. Smoking is permitted downstairs only, all we ask is you clean up and dispose of the the butts properly.
Parking is limited to 6 vehicles. Vehicles are to be parked in driveway directly in front of home. Do not block or park on any neighboring property. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Please look over the house rules upon entering and if you have any questions during your stay just let us know!

House Rules
All guests are required to sign a Rental Agreement. A $500 cc hold for security deposit required. Minimum age 25 to book. Copy of DL is required. No events/parties allowed.
PARKING: Parking is limited to 6 vehicles. Vehicles are to be parked in driveway directly in front of home. Do not block or park on any neighboring property. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
GARBAGE: Any garbage must be stowed in the proper garbage receptacle, located at the end of the driveway. Monday and Thursday is garbage pickup day, please take the trash out on the eve of trash pickup.
SURVELIENCE: This home has live security cameras. We do not record when guests are staying but we will periodically check to see how many vehicles are parked at property, and also to see if there are undocumented pets on property. Tampering with any security camera is cause for immediate eviction with no refund. We do our best to respect your privacy, so please respect all the house rules.
1. People other than those in the guest party may not stay overnight at the property. Any other person at the property is the sole responsibility of the paying guest. Guests are not allowed to exceed the occupancy limit agreed to in the rental agreement.
2. PETS are permitted only with prior approval. Please let us know if you plan on bringing more than one pet. The Pet Fee is per Pet. If pets are found and not declared, you will forfeit your security deposit.
3. Smoking or vaping is allowed outside and downstairs only. Please dispose of cigarette butts appropriately. Do not smoke on upper deck.
4. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
5. This home is privately owned; the homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
6. A Charcoal Grill is in the yard for your use. It is the guest’s responsibility to clean grill and properly dispose of the ash properly after each use. Please bring your own supplies.
7. No grills or other portable heating/fire devices are allowed on the upper deck of property.
8. Keep the property and all furnishings in good order. Any damages not reported upon check-in will be deducted from security deposit. Do not re-arrange furniture.
9. Only use appliances for their intended uses.
10. There may be assorted beach towels at the house, but it is strongly suggested that you bring your own. White bath towels are not allowed to be brought down to the beach or be used to clean the grill.
11. No tents are allowed on the property.
Storms:
If there is a storm or hurricane, no refunds will be given unless:
• The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area"
• A mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
• The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
▪ Any unused portion of rent from a guest that is currently registered.
▪ Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted.
▪ Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

Payment Policy
Two payments are made. 1st payment is due at booking and is 50% of the rental. 2nd payment is due 30 days prior to booking date. If booking is made inside the 30 day window, full payment is due.
Refundable Damage Deposit
Refunded 5-7 business days after check out less any cc processing fees.
Cancellation Policy
Travelers who cancel at least 14 days before check-in will get back 100% of the amount they've paid. If they cancel between 7 and 14 days before check-in, they'll get back 50%. Otherwise, they won't get a refund.
